Any value above reg fee on this? Obviously the TLD isn't great, but still good potential for development on this one

Good keywords and the plural version of forums. I think the org TLD is a good one for forums.

I don't see many searchs / ads, so the domain name itself doesn't have much value for parking.

There are no forums on the other TLDs. I don't know if this works for you or against you in selling it.

I'd say $xx-$xxx undeveloped. It would make a good forum worth much more I think!

I'm down to a choice of developing FreelanceForums.org or PropertyForums.org, now unsure which to go ahead with!

The other option is to get designs and vBulletin coding done then sell on as starter packages for each.
